Call (954) 290-5177, Commercial Inquiries →Leak and Subsurface Locators works with HOA boards, property managers, condo associations, and commercial pool operators throughout South Florida for community pool leak detection. We provide written reports, coordinate scheduling around residents and guests, and test pool plumbing lines and structures using the same systematic process we use on residential jobs, with additional documentation for the board or management team. Call (954) 290-5177 for commercial scheduling.
We provide written findings boards can use to authorize repairs and document the issue for community records and residents.
We coordinate directly with property managers for scheduling, access, and reporting, reducing the back-and-forth for the manager.
Condo pools often have specific access requirements and reporting needs for boards and unit owners. We plan those visits carefully.
Hotel pool visits are scheduled around operating hours and guest use. We discuss access and timing before the visit.
Pool service companies without leak detection equipment refer their clients to us regularly. We work alongside existing service relationships.
Multi-family apartment pools with ongoing water loss or climbing utility bills are a common commercial job type for us.
The diagnostic process for a community pool is the same as residential, we assess the pool shell, fittings, lights, skimmer, drain, and plumbing lines systematically. The differences on a commercial job are scheduling coordination, the scope of documentation, and sometimes the need to test multiple pools or bodies of water in a single property.
Community pools often have larger plumbing systems, older construction, and higher usage than residential pools. They also have more at stake, a leaking community pool drives up the water utility bill for the entire association, can cause deck and structural damage around a high-traffic amenity, and may require the pool to be closed if the problem worsens. Getting a clear diagnosis quickly protects the association and gives the board the information to act decisively.
HOA jobs require more coordination than a residential call but the diagnostic work is the same. The board needs something they can put in front of their membership or their repair vendor. A vague report that says "we think it might be leaking somewhere" does not help anyone. We give them exactly what was tested and what was found, confirmed source, location, and repair recommendation, in writing.
We also work well with existing pool service companies. If the HOA already has a maintenance contractor, we can come in, find the leak, document it, and hand that documentation back to the contractor so they know exactly where to dig or what to repair. No territorial issues, just solving the problem.

Yes. We plan the visit time with the property manager or board contact before we arrive. The pool needs to be closed to swimmers while we are actively testing, diving, and working around equipment. We try to minimize disruption to residents and guests.
Yes. Community pool water bills are typically part of the common area utility expenses paid by the association. A pool leaking several hundred gallons per day adds significant cost to the annual utility budget, cost that every homeowner in the association shares.
Yes. We frequently work alongside existing pool service companies. The service company handles maintenance and chemistry, we handle the diagnostic work they do not have the equipment for. We document our findings so the service company has what they need to proceed with repairs.
