Direct Answer

After we find the pool leak, the technician explains the findings in plain language before leaving, what was found, where it is, what caused it, and what the repair options are. Photos are taken when the leak can be documented visually. For real estate and commercial accounts a written report is provided. For residential jobs, repair options and pricing are discussed on the spot when the repair is something we perform. Nothing is left vague before we walk out the door.

What Happens at the End of Every Detection Visit

  1. Findings explained before leaving

Every confirmed or suspected leak source is explained in plain language. Not technical jargon, a clear description of what is leaking, where it is located in the pool, and why it is the likely source based on what we observed during testing.

  2. Photos documented

When the leak source can be photographed, a crack, a fitting gap, a light niche problem, a pipe failure location, we document it with photos. These are sent to the homeowner and included in written reports.

  3. Repair options discussed

We explain what the repair involves, whether it is something LSL performs, and a price estimate when the scope is clear. If a repair requires a follow-up visit, parts, or outside contractor involvement, that is explained clearly on the spot.

  4. Written report provided when needed

For real estate transactions, HOA accounts, condo associations, property managers, and any homeowner who requests it, a written report is prepared documenting what was tested, what was found, and what is recommended.

  5. Next steps agreed

Before we leave you know exactly what was found and what comes next, whether that is a same-day repair, a scheduled follow-up, or a referral to the right contractor for work outside our scope.

Repairs LSL Performs vs. Repairs Outside Our Scope

Repairs we perform

  • Pool plumbing repairs, broken underground lines
  • Skimmer repairs and skimmer-to-shell sealing
  • Crack injection for confirmed leaking shell cracks
  • Pool light conduit sealing
  • Return fitting and port repairs

Outside our scope, we document for you

  • Pool resurfacing or replastering
  • Major structural repairs to the shell
  • Pool equipment replacement
  • Deck restoration and paver re-leveling
  • Pool tile or coping replacement

When the repair is outside our scope, we document the findings precisely so the right contractor knows exactly what to address and where. No guesswork handed off to the next person.

Jeff David, Leak and Subsurface Locators

The worst outcome of a leak detection visit is a homeowner left with a vague feeling that something might be wrong somewhere. That is not a result. A result is: here is the skimmer separation on the left side, here is the photo, here is what it looks like when it is repaired, and here is the price. Every visit ends that way.

If I cannot confirm a source that day, if the water is not clear enough, or if there is a second visit needed for an underground locate, I explain exactly what I found, what I still need to confirm, and what the plan is before I leave. You never leave a visit not knowing what comes next.

Frequently Asked Questions

Can you repair the leak the same day you find it?

Some repairs can be performed during the same visit, simple fitting repairs, skimmer sealing, and crack injection when conditions allow. Others require a follow-up visit, parts ordering, or coordination with a deck contractor. We tell you on the spot which category your repair falls into.

What if you find more than one leak?

We document every source found during the visit. Multiple leak sources are common, a pool leaking from both a skimmer separation and a return fitting is not unusual. Each source is documented separately with its location and the confirmation method used to identify it.

What if you cannot find the leak?

If we cannot confirm a source during the visit, due to water clarity, equipment access issues, or a leak that requires a second visit to locate underground, we explain exactly what was ruled out, what still needs investigation, and what the next step is. You are never left with just "we couldn't find it."

Do you send the findings in writing afterward?

Written reports are standard for real estate, HOA, and commercial accounts. For residential visits, photos are provided and findings are explained verbally before we leave. If you want a written report for a residential visit, request it when you schedule.
