It is not a city or village. Local drainage, roads, and parks are governed by the Indian Trail Improvement District rather than a municipal government. The community sits about 18 miles northwest of West Palm Beach and is defined by one-acre-plus lots, canals, horses, and privacy.
The Acreage surprises people who assume "unincorporated" means small. With 41,654 residents in 2020, it holds more people than Royal Palm Beach and is second only to Wellington among the western communities. A later ACS based estimate put the population around 40,843, essentially stable. This is not a rural pocket. It is a major residential area that happens to have a rural feel and no municipal government.
Instead of a city council, local infrastructure is handled by the Indian Trail Improvement District, which manages the drainage, roads, and parks that hold the community together. Many properties run on wells and septic systems rather than municipal utilities.
We are deliberately not publishing median income or median home value figures for The Acreage. Because it is a census-designated place rather than a municipality, survey boundaries and samples produce unreliable and inconsistent numbers from source to source. Rather than present a shaky figure as fact, we will say plainly: the data is not dependable at the CDP level, and anyone who needs financial statistics for this area should pull neighborhood level records directly from the Census Bureau or the Palm Beach County property appraiser.
The Acreage covers nearly as much land as Wellington with about two thirds of the people, and it spreads them across one-acre-plus parcels instead of subdivisions. That low density on a huge footprint is the whole character of the place: long driveways, canals between properties, and room for horses, boats, trailers, and workshops.
Forty square miles of one-acre lots means The Acreage has some of the longest residential pool plumbing runs I see anywhere in Palm Beach County. When the equipment pad sits far from the pool, there is simply more buried pipe that can fail, and more yard where a leak can hide underground without ever surfacing.
Grading and drainage also vary lot to lot out here, so soil movement around decks and skimmers is part of what I document on every visit. On acreage property, finding the leak is as much about the land as the pool.
