What Happens If the Pool Is Leaking After I Buy the House?

We treat it as a new evaluation. Here is the real path forward.

If a new homeowner calls us after closing, we treat it as a new pool leak evaluation.

The leak may have been there before closing, or it may have developed after the sale. Sometimes the new owner notices it because they are paying closer attention. Sometimes the pool was being filled often and nobody realized how much water was being added. Sometimes the autofill hid the problem for a long time.

We do not usually know when the leak started unless there is clear documentation. Our job is not to decide who is responsible. Our job is to evaluate the pool, find what can be found, document the condition, and explain the next step.

What the Evaluation Looks Like

If the pool is losing water after the purchase, the first step is to test it properly. We look at the pool, spa, skimmer, lights, fittings, equipment, and plumbing as needed. If we find a leak that we can repair, we provide an estimate when possible and within our scope. If it needs specialty repair, we recommend trusted professionals.

Our Advice for New Homeowners

For a new homeowner, the important thing is not to guess. Do not keep adding water for months and hope it goes away. Find out what is happening before it creates a bigger problem.
