Should I Test the Pool If the Seller Says the Water Loss Is Just Evaporation?

Yes. Evaporation has limits. A proper test is the only way to know for certain.

Yes. You should test the pool even if the seller says the water loss is just evaporation.

Evaporation is real. In South Florida, a pool can lose water to evaporation, especially in hot, dry, and windy conditions. But evaporation has limits. Normal evaporation typically accounts for a quarter to a half inch of water loss per day depending on conditions. If the pool is losing significantly more than that on a consistent basis, or if the autofill is running frequently, something else is likely contributing.

A seller has no financial incentive to tell a buyer the pool is leaking. A showing is a snapshot. The autofill may be hiding the loss entirely. The only way to know for certain whether the pool is leaking is to properly test it during the inspection period -- before you close.

Leak and Subsurface Locators can evaluate the pool quickly and provide findings the buyer, seller, or agent can review. We are not acting as the realtor, attorney, or home inspector. Our role is to test the pool and document what we find.
