Why Commercial Costs More
A standard residential pool - approximately 15 by 30 feet, one pump system, normal access, no major water features - starts at $425 for the leak detection evaluation. That covers the full systematic process: underwater inspection, dye testing, pipe testing, acoustic listening, and the written report with photos.
A commercial pool is a fundamentally different scope of work.
Size alone changes the evaluation. A community pool may be 50 feet or longer with multiple skimmers, multiple return zones, a separate spa or wading pool, water features, and a commercial equipment room with multiple pump and filter systems. More fittings, more plumbing lines, more underwater area to cover - all of that takes more time.
Commercial pools also typically require more than one technician working simultaneously. One person cannot cover a large commercial pool as efficiently or thoroughly as a two-person team.
Documentation requirements are different too. A residential homeowner needs a clear report. A commercial property needs a report that can be reviewed by a property manager, approved by an HOA board, shared with a pool service company, and used by a repair contractor to bid the work - all from the same document.
If commercial work has to be done outside normal working hours to avoid disrupting residents or guests, an additional fee may apply.

Frequently Asked Questions
Is there a price difference for HOA pools versus hotel pools?
Pricing is based on the actual scope of the job - pool size, complexity, number of bodies of water, access requirements, and documentation needs. An HOA community pool may be priced similarly to a hotel pool of the same size, or differently if one has more complex equipment or off-hours scheduling requirements. Each commercial job is estimated individually.
Can you give a commercial estimate over the phone?
Yes - call Sandra with the property details and we will provide an estimate. For large or complex commercial properties, a brief site assessment may help produce a more accurate number before committing to the full evaluation.
