If LSL finds a leak and the repair is made, a recheck may be needed before closing so the buyer, seller, or agent can feel more comfortable that the known issue was addressed. This is especially helpful when there is a short inspection period or when the repair was part of a negotiation.
Whether the recheck is included or priced separately depends on the situation. LSL has a limited 30-day leak detection warranty, but the known repair must be completed before a no-charge recheck is performed under that warranty. If the recheck is outside the original scope, requires new testing, involves new concerns, or is requested as a separate real estate service, there may be an additional fee.
Why the Repair Has to Come First
The reason is simple. One known active leak can hide another leak. Once the known leak is repaired, the pool can be evaluated more fairly if water loss continues.
