What Equipment Inspection Covers
The equipment pad is an important part of any pool evaluation - and especially important in a real estate context, because equipment issues that seem minor can add up quickly after closing.
During a real estate pool and spa equipment inspection, we look at the pump for leaks, seal condition, air in the system, and abnormal noise or behavior. We check filter condition, pressure gauge, and whether the backwash valve is operating. We look at all visible valves for leaks, proper position, and deterioration. If a heater is present, we note its visible condition. If a salt system is present, we document visible condition and operation. Automation panels, time clocks, and control systems are noted where accessible.
We also document visible plumbing leaks, poor union connections, deteriorated fittings, non-standard repairs, and other conditions that a buyer should know about.
Small issues can add up. A broken gauge, leaking valve, outdated equipment, or non-standard repair may not be a deal-breaker by itself - but the buyer should know about it before closing rather than discover it six weeks later.
We document what we observe and photograph it. The written report gives the buyer something specific and accurate to review rather than a general statement that the equipment looked okay.

Do you test whether the equipment is operating correctly?
We observe equipment operation as part of the evaluation. We run the system through basic operating conditions and note what we observe. We are not performing an electrical inspection, a manufacturer warranty inspection, or an engineering assessment - but visible operational concerns are documented.
What if the equipment is very old or outdated?
We document the condition and estimated age of visible equipment components in the report. Old equipment that is still operating may have a limited remaining service life - that is information the buyer can use when planning post-closing costs. We do not make predictions about when equipment will fail, but we document observable condition.
