How a Leaking Pool Can Look Fine
- The pool is filled right before a showing, making the water level look normal for a few hours
- The autofill keeps replacing lost water, so nobody notices
- The leak only shows up when the pump is running, when the system is off, or when the spa is isolated
What About Patched Leaks?
If a prior leak was patched and it is not actively leaking at the time of the inspection, we cannot honestly call it an active leak. But we can document the patch as an observation. Epoxy patches are not the same thing as a proper permanent repair. They may stop or slow water loss, but they are still patches. That is why we note them, photograph them, and explain what we saw.
Why a Proper Evaluation Catches What a Showing Cannot
Some sellers may fill the pool before we arrive, but that usually does not fool a proper leak detection process. With the H.U.N.T.E.R. Method, the right tools, and field experience, we are looking at more than the water level at that moment. We look at the pool, equipment, prior repairs, water behavior, fittings, lights, skimmers, and the clues around the entire system.
A showing is a snapshot. A proper leak evaluation is a process.
